Why did that work for them? More importantly, how can you ensure it will happen for you? Here are five sneaky ways real estate enhances your current strategy and gives you options and opportunities for greater freedom and autonomy. Once you understand the how, the why becomes easy. This information will motivate you to work towards buying investment real estate intentionally to provide a definite outcome.

The foundational piece of the real estate strategy is cash flow. After paying the mortgage, insurance, taxes, property management fee, and any utilities or expenses from the rent received, you have left over the net cash flow. Depending on the property, your net cash flow may not be very high initially. That can make real estate feel frustrating when it is get rich slow process. There are creative ways to increase your cash flow, and often, there are ways to trade off what you invest that may not be money to gain property ownership. The four pillars that hold up the roof in your real estate investment property are leverage, depreciation or tax saving strategies, appreciation, and inflation-adjusted rent. You may be able to reduce income earned by what you pay in mortgage interest and expenses. Tax strategies depend on your current taxable income or tax structure, so please talk to a certified tax professional who understands the benefits of real estate to discuss the best fit for you. Appreciation of the value of the asset is a sneaky way to make inflation work for you rather than against you. When you own and control a real asset, you get to participate in the upside of rising prices. When you have purchased an asset at yesterday's prices with other people's money, you own today's value with yesterday's pricing. The increased value of the asset is one very sneaky and slow way that real estate amplifies your results and affords you greater freedom in the future. Let's say you decided it's time to fund your retirement plan. You ask your neighbor if they would be willing to invest the $1500 you need every month in your account. How likely are they to agree to that? It will never happen. What if you invested in a property in your neighborhood instead? If somebody you know wants to live near you without buying a house, how willing will they be to pay you $1500 monthly rent? If the house is nice, it fits their needs, and the rent

is equal to its worth, they will likely pay you the rent. In essence, they are, in a super sneaky way, funding your retirement account. Rent allows the asset to pay all the expenses for itself. You get to own the asset's appreciation, capture equity from mortgage paydown, utilize tax-saving strategies, and keep the net cash flow after paying all the expenses with someone else's money. Leverage allows you to buy more real estate with the same amount of cash earlier, increasing your returns. As you can see, understanding investment real estate gives you options to take advantage of more opportunities and create freedom for yourself and your family.

Few people are aware that when testosterone declines, being the master male hormone, everything about the man’s physical and mental physiology also decreases! This includes the immune system and some of the necessary hormones to keep mental fitness in balance. The decline of testosterone causes the breakdown of hormones in a man’s body and does not allow him to feel the same physical prowess as he did when he was younger. It can cause him to feel like less of a man physically, mentally, emotionally, and spiritually, causing serious repercussions on his psyche and not only how he views himself, but how he perceives the world views him. The result is that he feels less in control and not the man he once was who previously took charge of situations. It goes back to when men were relied upon as the hunter and protector of their families. That hardwiring in our nature in present times would equate to a man who is the provider and breadwinner of his family. The decline in his testosterone would lead to disengagement and detachment from his responsibilities without a full understanding of why. In other cases, the pancreas doesn't make enough insulin or none at all. This means there aren't enough keys (insulin) to unlock the cell doors, so glucose stays trapped in your bloodstream. 3. Glucose Overproduction. Occasionally, the liver over- produces glucose and releases it into your bloodstream at the wrong times, especially overnight. This results in sudden spikes in blood sugar levels.

I began the class by placing a waste basket full of crumpled paper and other innocuous debris on the table. “What goes in here?” I asked.

Various hormones and neurotransmitters connect the body and mind. When we experience something good, feel-good chemicals elevate our sense of well-being. We engage more effectively with others and are more productive. When we experience something bad—especially when we dwell on it with our voraciously ruminative minds—the disruptive chemicals released weaken the immune system, slow healing, create digestive issues, and impact mental health. So back to that garbage. We know highly nutritious foods promote better bodily health than junk food. Nothing wrong with junk food on occasion, but a steady diet promotes illnesses from heart disease to cancer. The mind is similar. What you fill it with shapes it. News is a big one. In his new book, Manipulating the Message, award-winning Canadian investigative journalist Cecil Rosner points to the demise of truthful reporting. With the rise of digital media and growth in the public relations and communications industry, Canadian spin doctors outnumber professional reporters by roughly fourteen to one. Add to that, news consumers increasingly turn to digital devices for information. In-depth, investigative news stories tend to be long and less easy to consume on a smart phone. Consumers want sound bytes. Those sound bytes may hold elements of truth but not enough to shape an adequate perspective. Unfortunately, they can shape false ones.

“Uh, garbage?” one youth responded slowly.

“That’s right. So, what comes out?” I asked, pouring the garbage over the table.

“Garbage,” they chorused, somewhat more awake.

That little demonstration launched a lively conversation centered around contemporary media—from social media and news to books and other forms of entertainment. Those teens quickly made the connection between what they placed their attention on and how it made them feel. We discussed how our feelings translate into a worldview that may or may not be empowering—or even accurate. Teens aren’t the only ones who need to hear that message. Paying too much attention to news tends to frustrate, depress, or anger me, so I’m careful about where I go for information and how much time I spend there. I want to be informed, not overwhelmed. Whether film, books, or video games, contemporary entertainment lures me in. But its tendency to focus on a depraved sense of humanity, with violence and aggression as the solution to violence and aggression, brings me down. I’m on a mission to find edifying entertainment. I don’t want to diminish the very real challenges in front of us, but to issue a reminder dwelling on negativity won’t move us forward. It will immobilize us. Alia Crum, Associate Professor of Psychology at Stanford University, says, “Our minds aren’t passive observers, simply perceiving reality as it is. Our minds actually change reality.” She goes on to say, “If we truly want to tackle the diseases and crises of our time, we need to more effectively acknowledge and leverage the power of mindset.” Science shows us that our minds don’t distinguish between what we actually experience and what we emotionally experience through a well-told story. When emotions are triggered, say through a compelling social media post, a news report, or a movie, our brains record our reaction as though it were a real experience. Over time, those stories congeal to create a perspective.

If you want to improve your media diet—news and otherwise--consider these suggestions:

Take note of how you feel after the entertainment media you consume. What disturbs you? What uplifts you? Seek the latter. 1. Develop your critical thinking skills; evaluate news sources for credibility. That means looking for verifiable facts rather than opinions that simply augment your own. 2. Focus on possibility thinking rather than positive or negative thinking, both of which can cloud perspective, and lean toward media that does the same. 3.

We are what we consume, inside and out. Let’s aim for healthier choices.

Kamin was born into humble circumstances to a U.S. family at a hospital in the Congo. As a young child, she had short stops in Paris, San Diego, Palo Alto, and East Brunswick, NJ, before her family settled in the greater Washington D.C. area. After her military service, Kamin worked as a web developer and quickly rose through the ranks of corporate America. She eventually became Vice President of Online Merchandising and Vice President of Global Website Operations at a billion-dollar company. traveling the world—all things the Navy affords to those who join. Another main factor for Kamin was traveling around the world and getting 30 days of “vacation” time, which is more than the private sector provided. All of these factors equaled joining the Navy in Kamin’s mind. As a second-semester college senior, Kamin officially decided to join the Navy (the only branch she considered joining) but went back and forth between logistics and aviation. The Navy, perhaps aware of the opportunity to shatter a “glass ceiling,” pushed her request to join as an aviator instead of the supply core, which better fit with Kamin’s eternal love of business and computers. Kamin received her commission from the Navy’s Aviation Officer Candidate School. She was only the second African American female to become a Naval Aviation Officer and the first African American female helicopter pilot in the Navy. Without question, that is a big deal! When asked if she felt like the Navy pushed her forward in part, if not in whole, because of her race and gender, her gracious response was, “It might have had something to do with a quota or bonus points for putting me forward. However, I still had to work very hard and pass all the requirements.” She is proud to have finished at the top of her class in aviation training, especially since she admits, “I’m not an athlete.” Kamin proudly served in the Navy for nine years. So why did she leave a blooming career in the Navy?

Since childhood, Kamin has dreamed of running a big business and helping people. Staying in the Navy and flying would not have allowed her to fulfill her lifelong dream.

Overcoming a Financial Storm and Suicidal Thoughts

If this was a made-for-TV movie, Kamin would have left the military and had smooth sailing. However, life is real, and her life took an unexpected spiral downward before she rebounded and took off as a successful entrepreneur. Out of the military, Kamin was part of a direct sales company and found herself way overleveraged on her credit cards due to the inventory levels she was holding. This fall from the mountaintop of being a successful pilot and owning two homes to being broke and nearly homeless was financially devastating, and Kamin was forced to file for bankruptcy. She endured extreme mental stress over failing financially, which led her to contemplate suicide one day. She was in her kitchen staring at knives on the counter, thinking she could simply “end it all” right then and there. No one in her inner circle knew how much the stress affected her desire to continue living. One thing that helped Kamin overcome her internal battle was committing mentally not to allow herself to entertain the thought of suicide ever again.
